Our mission is the development of high quality, workforce multifamily housing communities. In addition to market rate and below market rate units, each community typically includes 15% of its units as affordable, as defined.

We lead the efforts required to develop our communities by engaging the requisite planning and design professionals, engineers, general contractors, capital sources and joint venture partners. We will only elect to develop projects when the financial model provides acceptable returns for our investing partners while creating housing at or below market rent rates.

We also develop housing and supportive services for the most vulnerable members in our region.

Modular construction is often the most efficient, least costly, most expedient, highest quality method of construction for multifamily and other certain asset classes.

Property Management

For our rental developments, we remain in our investments as an owner/operator alongside our investing partners. It is essential that the assets are managed as efficiently and effectively as possible to achieve both the high social impact and the financial returns required. Hands on, we seek to maximize occupancy while minimizing operational expenses and maintaining successful communities of high quality housing. Our property management department will maintain a presence in each of our communities.

Asset Management

Inasmuch as we and our partners are mission driven development and investment groups, it is imperative that we provide ongoing, pro-active asset management of our communities to assure continued affordability of high quality housing, while providing attractive returns on investment. Our model provides for investor exit opportunities.

We have in house expertise with 1031 tax deferred exchanges for investing partners who wish to trade up with us or into an asset unrelated to us.
